Updated:Fairhope Council To Rezone City's Entrance Commercial?

Fairhope, Alabama

Updated: At Monday's council meeting, the ordinance for approval was introduced but not considered immediately: it will lay over for two weeks before voted on.

North Greeno road

HISTORIC CHANGE POSSIBLE

Hayek PUD
This Monday at 6PM, the city council will consider a proposal already approved by the planning commission to rezone part of north Greeno Road from residential to a commercial PUD.

(PUD's are a way to permit new uses in already-zoned areas.)

Fred and Kris Hayek are requesting their property at 848 N. Greeno be rezoned from R - 1 to be used as a mixed-use office park.

If approved, the new development will consist of four two story buildings thirty-five feet in height, totaling about 27,120 square feet; there will be 111 parking spaces.

Potential uses mentioned include professional offices, retail and food services.

The project could set a precedent for similar re-zonings all along the highway: a majority of citizens overwhelmingly have always opposed turning the highway into something like the congested Airport Blvd. in Mobile -- and new businesses there competing with the downtown business district.

PLANNING COMMISSION APPROVED IT
"residential-looking" buildings

Last November, the city's planning commission voted to recommend the PUD's approval with just one dissenting vote (clk): commissioner Fidler opposed because it does not conform with the city's current comprehensive growth plan  -- and citizens' worries about Greeno becoming another Airport Blvd.

Mayor Kant,  an ex officio planning commission member, voted for it -- as did councilman Ford who was the council's representative there at the time.

Councilman Burrell has already stated he supports it -- and has called north Greeno  a "commercial corridor."

(The new, updated comprehensive plan approved by the planning commission in February also keeps the area residential. The update has not yet been approved by the city council.)

Another traffic nightmare in the making.

Everybody else wants to be where I live. Nobody else should be allowed into the community.

I live here but want to move out. The mentality, character and citizens of Fairhope have changed too much.

so, move out then.... we won't shed any tears.

Why don't these people that don't even live around Greeno Road grow up and why don't our city council grow some balls and let this happen? This property is not suitable for residence. Oh yes, you say it is happening in Mobile and Pensacola, so hey - why don't you buy it and live on it.

Buy my house and I will move. Amazing how many properties, not all overpriced, are available in Fairhope but no one will buy. Could it be the Utopia that is Fairhope is only in Fairhopians minds?

On ever comment you make you say buy my house so I can move. You do know that you have to put up a for sale sign to let people know. Houses are being sold all over Fairhope are, check out the record at the county.

Perhaps the city council already has balls and won't let our area be over-developed. Who wants to look like Hwy 98 in Daphne or Airport Blvd in Mobile?

It looks like a reasonable plan to me they should go ahead.

"Houses are being sold all over Fairhope are, check out the record at the county."

You must be a realtor. The house at the end of my street has been for sale for almost two years.
Not sure where all this movement into Fairhope is coming from. There are no jobs here or Mobile.

Ugly house on our street within Fairhope city limits for sale maybe 4 years?

if ur house will not sell you are asking too much for it ... end of story ..

People will not buy a house and live on Greeno Rd even if you list your house for $1. The older neiborhoods only if you sell well below lot value so they can bulldose and build. So many are unable to sell even at give away pricing. End of ignorance!

I will gladly buy your house on Greeno for a dollar!!!!!

We might just have a deal, depending on if it gets re-zoned. After you buy it and maybe move there you will gain this knowledge. No investor will buy a piece of property that cannot be developed. How long you live there will depend on your tolerance for daily and nightly sirens from police, fire and ambulances. Then, there is the noise from all the events across the street on a weekly basis. Wait till you hear the cannon they shoot during the football games and other. Now after ten years of paying property taxes, upkeep, insurance on a piece of property you long ago moved from and is a constant drain on your finance, you’ll be willing to sell for 50 cents.

Oh, you are the one that complains about the sirens too. I am sure if you or a family member needed any kind of emergency siren service you would want them to have going to take care of you. You should start a new complain website for our area, fairhopescrooge.com. oh by the way you may hear laughter and cheering today because the youth baseball are starting play today. God bless America

Everyone pays property tax. I am sure they have been having sirens longer than 10 years. Also the football and baseball fields have been in that area for 40 years. Guess you did not drive around aND look at the area before you bought your home. Main hwy too

Actually when I moved here 50 years ago Fairhope was a nice town with nice people and Greeno Road was a quite two lane. Only thing there was the old stadium. The city has no problem giving themselves variances so that can build what is useful to the city but very commercial in nature. All we have done now that so much has changed is ask for a reasonable re-zoning so that we can sell and move. I'd be careful about throwing out insults while invoking the Lord.

Try not to let this get out of control ... .

Yep, some of that property has been owned/lived on since the late 40's/early 50's. Even allowed horses there at the time. Greeno Road was a graveled road. So don't tell me to look before I buy. As far as the amubulances/sirens - I have no problem, but when comes into a "quiet" neighborhood, they shut down the sirens and such when they get there. Not so on a main thouroughfare that was NOT a main thoroghfare 50 years ago.

Guess it all depends on what your name is and how much money is contributed to the mayors campaign fund.

Greeno Road is NOT the gateway to Fairhope. That is at the fork on 98 to Section. If you would bother to look at some maps, Greeno Road is a "truck" route. What I don't understand is how people can tell the people living there/property there for 60+ years what they can and can't do with their property. Too bad we didn't put our hamburger joint in before it was incorporated (BTW not with our approval) into the city limits.

Wow, just started reading these comments . Yes, I think that the one person is a realtor, they will tell you anything to make a sell. We trusted one when we bought in Fairhope. They said , Fairfield is a very desirable neighborhood. When we moved , the same company told us , no one wants to move into Fairfield. I will never trust CB and never use again!!!
