REZONING REQUESTED

A new 18 hole golf course designed by renowned course architect Tom Fazio is one feature of a new resort development on property owned by James McKean (and adjacent) at 15675 CR 3 up for preliminary approval during the next county commission meeting.

Out of the project's total 547 acres, 310 are in County Planning District 26 west of CR 3 -- and 237 acres in District 17 to the east which still is un-zoned.

91 acres on the west side are to be rezoned to RSF-1 as well as a PRD (Planned Residential Development) with a conceptual site plan for 126 lots and a golf course being engineered by Jade Consulting; the Daniel Realty Corporation is the developer.

310 lots in total are proposed for both sides of CR 3 (184 east and 126 west); the project will be developed in phases.

Water, sewer, and natural gas will be provided by city of Fairhope and electricity by Riviera Utilities (Foley).

More detailed final site plans will need approval from the Baldwin Planning Commission later, before construction begins.

Why is the City agreeing to provide water and sewer services to something so far outside of City limits when we are still constantly enduring utility issues downtown?

there are no "utility issues downtown."

Chamber of Commerce and realtors want more growth. Good for business.

We certainly have had water utility issues the past two summers. This is another example of letting development that benefits the few at the cost of the many. Water emergencies and higher rates will continue to impact the many.

This looks real nice. Should be an asset for the community.

I thought that we were still having sewer run-offs into the Bay and sporadic water shortages in Fairhope.

An 18 hole golf course requires 1 million gallons of water per day when irrigation is activated. Although they may drill their own wells, it still draws down the aquifer for everyone.

Golf courses have their own lakes to catch storm water for irrigation.

This looks like a wonderful development and Tom Fazio is my favorite architect. Best wishes for a smooth transition from conceptual to reality! ⛳️

Remember to vote so we have a board that understands the citizens. Not the developers.

This will be a SPECTACULAR high end development!!!

This proposal is much better than the previous approved denser Nieghbor.

Another burden on the city infrastructure with all the new homes. Our current council will continue to react instead of doing serious infrastructure planning. While the new wells appear to provide adequate water for now, all these new homes will quickly get us back to water emergencies. Please vote for change in August!

Nothing but a positive impact for Fairhope. One less tract for DR Horton to develop.

City has no “need” of revenue. The budget is well balanced and runs at a surplus.

Luckily, the city is catching up from the financial wizardry of Timmy waiving the impact fees of the developers. Imagine where we would be if Timmy would have won all those years ago.
