The Planning Commission approved the Park Place subdivision (106 S. section St.) by an 8-2 vote; but the future of the historic home on lot 5 (front) remained unclear.
Commissioner Bob Clark: "According to the documentation . . . the big house may be moved . . . or destroyed . . . at some point. Do you agree?"
Project Engineer Larry Smith: ". . . currently has tenants . . . nothing in the documentation says the house would stay (indefinitely) . . . have to ask owners."
Lots 1,2,3 and 4 (behind the existing house) are to be used as "single family cottages", but commercial uses are permitted as well (zoned B2).
Referring to the 5 waivers the applicant (M. Walcot) requested, Commissioner Dick Charles: "Seems like you are waiver-ing yourself right our of our Subdivision Regulations. Can You explain that?"
Engineer: "Its a unique property."
Commissioner Bob Clark: "If I had a dollar for every time someone standing there before us said that to us-- I'd be a rich man by now . . . seems a bit strange . . . so many waivers . . here a waiver, there a waiver. . . so many."
Clark then asked Planner Johnathan Smith if each of the 5 waivers met the 6 requirements for granting (each waiver) set out in Article 7 of Subdivision Regulations.
J. Smith: "In my professional opinion, these waivers could be granted in the CBD (central business district). . . all 6 conditions (for granting) . . . met."
The motion to approve was made by Commissioner Turner -- and grant all 5 waivers (with a caviat that required off street parking be included should any lots be used for residential: 2 spaces per unit). Charles and Clark voted no.
