'KNOLL PARK FLATS' CONDOMINIUMS
The city council approved a plan submitted by Knoll Flats Llc. for a multi-unit mostly-residential development for a vacant, B-3b zoned lot across Fairhope Avenue from Knoll Park.
John White-Spunner is the registered agent for the Mobile-based company.
The two, three-story buildings are to contain 18 condo units and have space for a "single office" on the first floor fronting Bayview Ave. (420 sq. ft. of commercial and 38,832 residential).
The first floors will be used for parking.
New sidewalks and trees will be installed on Bayview and Fairhope Ave. and LID (low impact development) drainage will be employed.
Stacks Gully behind the development will be further-stabilized by the owner as well.
(A realtor associated with the project estimated the price-per-unit to be in the $300-400K range. Short -term rentals will be allowed in this zoning designation.)
TREE ORDINANCE WAIVED
The Planning Commission and department staff recommended requiring all construction be entirely contained on the site itself, but the city council acquiesced to the applicant's request to waive the city's tree ordinance requirement for a ten foot buffer along Bayview by allowing proposed new street trees to be installed on the city's right of way instead, as alternative to satisfy the ordinance.
Some encroachment onto city property was also allowed on the north side (Fairhope Ave.): a 2-foot balcony overhanging the sidewalk.
Another multi-unit condo project has already been approved for the old Colonial Inn site nearby, on S. Mobile St. at Cliff Dr. (click)
