WATER DAMAGE TO BUILDING
The city council approved the mayor's selection of Engineering Design Technologies of Spanish Fort for engineering services for repairs to the Quail Creek Golf Course pro shop, not to exceed $24,500.
Preliminary findings indicated deterioration to sheathing, structural studs and base plates due to lack of proper vapor barriers and other deficiencies: total cost of repairs is expected to be over $100K.
All construction projects over $100K must have an engineer of record, according to state law.
"Structural studs have been brought to the point of complete failure" according to the inspection summary below.
No time line has been mentioned for repairs; pro shop offices have been moved temporarily to a trailer on the west side of the building.
The library and swimming pool building also have water damage issues; their repairs are pending engineering reports as well. (An improper vapor barrier has been mentioned as a possible cause at the library too.)
Bricks on the facade of the west side of city hall collapsed about two years ago due to water penetration; that has already been repaired.

In Birmingham, there was a class action lawsuit many years ago, and if you owned a home, your value declined.
I am amazed this has just been discovered. The is a way you are supposed to cut the Dryvit so moisture will not invade, this is particularly a problem for a structure built in the 1990s.
That is what happens when FOK (friends of Kant) are doing subpar work and gladly accepting a check from the tax payer.
These problems, the airport property fiasco and the ridiculous flower clock are his legacy.
