Update: The Publix at Pt. Clear was approved by the planning commission during its Feb. 1st meeting and the Carmel Park apartment project was tabled until their March meeting to clarify traffic study issues.

 RAPID GROWTH CONTINUES

Two big development proposals south of town could start changing the face of that traditionally rural section forever: The Publix at Point Clear shopping center on US 98 at Old Battles Road ... and 240 unit Carmel Park Apartments  on Twin Beech Road at Thompson Hall are up for MOP (multiple occupancy project) approval at Monday's monthly Planning Commission meeting. Since both are outside of city limits in the un-zoned county (District 17), the commission has limited influence on the type of development property owners pursue there. 

Mathew Malone/68V Paydirt Llc are property owners (FSTC lease) of the apartment site; and RW Battle Llc. of the shopping center.

Informed sources tell the Times other similar projects are being planned there as well.

Both projects fall within the new Barnwell Landmark District.

The local citizens feel powerless to stop this onslaught. Make sure you vote for the right politician government official next time. Business as usual is not good for this charming area.

Local citizens are not powerless. They just continue to elect the same group of people over and over, do not hold them accountable, do not engage or demand that they engage (emails to council are NEVER returned or responded to) and do not attend the meetings. Its the Fairhope way ya'll.

Walmart brought good shopping, jobs for many, all the while cleaning up old abandoned property's with old cars.

Nobody lives in Walmart or Publix. They provide necessary services. Or would you prefer a few hundred apartments ?

The sprawling tract home mega subdivisions will follow. just like they did after Walmart came to the eastside. no turning back now.

Walmart doesn’t have a build it and they will come approach. They build after customers are in place. If you want things to slow down support lower density housing. If you are in unincorporated Baldwin County you can do anything legal you want. The County should establish modest parameters of what is acceptable but they refuse to do so. Someone should run for office addressing that problem because they would get a lot of votes just on that.

Realtors are not asking for prices, homeowners are, and the latter are almost always homebuyers, too.

Let's not manufacture villains.

There is an affordable house in an affordable town for most anyone who works hard and saves. Only a perverse sense of entitlement could lead someone to resent that they cannot live anywhere they please.

Fairhope seems to have its share of entitled citizens who feel that nothing can change and no outsiders should move here . They have no desire to their share of property taxes. If you cannot afford to maintain your property perhaps you should rent. Your failure to plan and save for the future should largely be your problem. If your family wants to subsidize you great.
