520 New Apartments/Townhomes Up For Approval

ALL IN UN-ZONED COUNTY

One apartment project and two town home projects outside city limits but within the city's limited, extra-territorial jurisdiction are on the agenda for the February 7th planning commission meeting at 5 PM Monday. Since there is currently no land use zoning outside city limits (aka a"compatibility check") the projects are being evaluated by technical compliance with city subdivision regulations only (and other more general comprehensive plan considerations). These projects were not included in the city's current subdivision moratorium either, because they were already in the application "pipeline" before it took affect.

'Rockwell Place' (drawings above) on 21 acres roughly across from 'The Waters' neighborhood on N. Hwy 181 is a 252-unit apartment complex by owner A.I. Corte Family Trust. Water and sewer service are to be provided by city of Fairhope and electric by Riviera Utilities (Foley).

'Skyline Village' is a 118-unit town home project proposal for the south side of Dyer Road (east of Greeno) on 16.6 acres owned by "Caroline Koch Trustee of DEA" ... to be developed by 68V DTR Holdings. Water, sewer, and electric provided by Fairhope Utilities.

'The Gables' is a 150-unit town home proposal on 19.2 acres on Lawrence Road (south of CR 48); owner/developer is also 68V DTR Holdings. Streets and utilities for this one are to be private according to documentation. 

 

WITHIN PROPOSED NEW PLANNING DISTRICT

Interestingly, all three proposals lie within the boundaries of the county's proposed new District 37 Planing/Zoning jurisdiction, which will be be voted on by residents in an upcoming referendum (Feb 15). 

That outcome should not affect these current specific proposals under consideration, as we understand it.

Vote "NO" on zoning, so you can do what you want with your own private property! If zoning is passed, your property will be heavily restricted like a subdivision (i.e. Timber Creek)

Vote "YES" for zoning. It keeps property values up. Otherwise you might just have a factory, or salvage yard next door!

The politicians are financed by the developers through certain campaign organizations. The politicians work for the developers and NOT the people

Absolutely! The uneducated citizens that voted for zoning do not understand how the system works.
