New East Side Zoning Maps Ready For Final Adoption

ACCEPTED BY BALDWIN PLANNING COMMISSION

During its June meeting in Robertsdale, the Baldwin County Planning Commission accepted new zoning maps for property east and south of Fairhope outside of city limits, and sent them on to the county commission for final approval. The maps are considered amendments to the existing county zoning ordinance.

The maps were developed by 5-member advisory committees appointed in March for the purpose after successful voter referendums in each district on February 15th.

Generally, the maps reflect the current use of land in both districts with a special community preservation district designation for most of the two districts (see below).

In the future, more intense commercial and multi-family residential uses will be clustered nearer to major intersections (within circles on the maps).

The owner of some property on Hwy 104 at Higbee Road objected to designated single family zoning for his land, wanting multi-family instead (it was not changed).

In District 8, a multi-family residential development (RMF6) already approved southwest of the Twin Beech/Thompson Hall Road intersection could, after three years, be rescinded by the county commission and returned to single family zoning if construction has not started by that time.

After a commissioner raised compatibility concerns, some animal husbandry details were still to be worked out by staff too before final approval (size of parcels where permitted).

FINAL ADOPTION BY COUNTY COMMISSION NEXT

The maps will not go into effect until the county commission votes to officially adopt them, at an upcoming meeting.

Sine the maps are not official yet, we suggest you go by or contact the Baldwin County Planning Department in Robertsdale for that.
