Commercialization of North Greeno Road Continues

GREEN PROPERTY FINALLY RE-ZONED

By a 4 -0 vote (Conyers, Burrell, Robinson, Boone with Brown absent), the city council rezoned more residentially-zoned property on north Greeno Road for commercial use, possibly opening the door for the entire area along that side of the highway to become commercialized.

The city's village model comprehensive growth plan map calls for the area to be some type of residential use, ranging in density from single family (R-1) to apartments (R-5); preventing the city's main entrance from becoming another congested 'Airport Boulevard' was a primary concern expressed by citizens in planning surveys and town hall meeting over the years.

The parcels involved were considered a special case by the city's planning department though, since the family's plant nursery business has been in operation since before zoning was established there in the 1960s: it had been grandfathered in and allowed to continue.  Planning staff recommended approval.

The property owners agreed to some restrictions, prohibiting auto repair, dry cleaner, or convenience store.

One councilman (Burrell) worried a fast food restaurant could locate there someday, but voted in favor anyway.

Permitted uses include: grocery, general merchandise, restaurant, bar, shopping center ... with personal storage lockers, hotel/motel, outdoor sales lot, service station possible with special permission.

The council had previously approved two Planned Unit Developments (Hayek PUD and Park Place PUD) with some commercial space across the highway north of there -- and rezoned another parcel to the south for a bank.

The Mayor has no voice here; this is the City Council and the Planning Commission, although I do agree that the new Planning Commissioner would like to see us grow like Panama City. He was a poor choice.

The growth needs be controlled by not allowing all these subdivisions and hundreds and hundreds of houses. If we don't allow some commercial growth, where are all of these people going to get services? I guess go to Daphne and let them reap the benefits.

The Mayor appoints the members to the Planning Commission, so their votes reflect the mayor's values. We've been duped by the mayor and the entire city council.

Should have been done years ago. When are people going to realize you can't keep Fairhope a secret anymore. There is going to be growth with more and more people moving in. The schools can't accommodate them anymore, the sewer plant can't accommodate them anymore. You are going to have to let go and let some growth come with facilities to accommodate the influx of people. You don't want growth - then quit building subdivisions and tell people you don't want them here anymore.

This was the correct decision in this case. The land has BEEN commercial since the 1930s, occupied by one of Fairhope's oldest original businesses. As for the "commercialization" of Greeno Road, that horse left the barn decades ago. No one is going to build homes fronting a four-lane highway with 25,000 vehicles passing the site daily (most recent traffic study). The current comprehensive plan is 15 years old and desperately in need of an update. Growth is inevitable, and the city population will continue to grow. Fairhope in the past was a wonderful small town. Now the task is to transition to a wonderful larger town.

They gave $500 to Karin's campaign? OMG! Anyone think they gave under the table? They contribute to the council? How do I find out? This horrible decision had to have cost them more than $500 bucks! You can easily spend that on lunch for 2 around here!

I also contributed to Karin, not necessarily in support of her, but to get rid of one of 2 mayors who ran fairhope mafia for over 48 years...u people have no clue of political history of fairhope and how corruption and improprieties continue...I say good for green's. Any business in fairhope, or anywhere, operating without interruption since 1932 deserves to operate under proper zoning, no matter what "newbees" think. Greens, really decent people, put thru hell, literally, by city, few people know or care about them, just think they and all greeno property owners should "donate" land for "greater good". Absolutely wouldn't blame them if they sold immediately to highest bidder. Know them, and know they won't. Greeno is a truck route, alternate route 98, all signs under that ugly fairhope sign on 98 point to fairhope and grand hotel via veteran's drive, section st. Always have. Veterans drive is actual gateway and look at junk built along that stretch from 98 to downtown..but that's acceptable?

Makes you really wonder why growth on Greeno has been stunted for this long. Look who owns the current shopping centers, restuarants, etc. Maybe they are the ones that have stopped the growth there for years. I don't know who you are, but you have certainly hit the nail on the head.

Growth with the city is a given.How ever the manner in which it is selected is a different story.My major concern with the growth is the inability to even drive into town let alone park long enough to even shop,or get lunch at one the well over price fairs downtown.This is even more evident with in the area now.All said the manner in which the single tax corp has allowed a city tax to be implemented in violation of it's original charter in 1897.As a corporation the lease holders (property owners) have absolutely no say in the function of the colony in any manner as they pay a double tax i.e.: colony /city.The current city council,doesn't have the best interest of the city.One or the other need to go,as does Burrell,Boone,as well the new house boy Dyas in Planning and zoning.If one thinks the old mayor was corrupt they need to really did deeper and really look to see what it is now.

We need more stop lights on Greeno. Gives you time to text and look around for a place to eat. We also need more buffet style/fast food restaurants. In fact, I'd like to see the museum torn down and have a drive-thu Whataburger built there. Can you believe we don't have a Whataburger here?!? How can we become Fort Walton Beach without a Whataburger! What's wrong with you people?? You newbies ( you whinny people who moved here after George Wallace was elected Governor in 1962) are killing our town. You have no right to tell us what to do! We've been here longer than you, dangit!!!! We "true" Fairhopers believe in property rights, Roy Moore, open meeting laws (wink-wink), PUD's (did I mention property rights?), and Airport Blvd. Now, if you newbies don't like it, you can MOVE!

The comments about Fairhope history and corruption should not go unchallenged. The mayor selected auditors have conducted two audits since she took office. Her appointees and advisors have had complete access to all records for two years. No proof of any corruption has been found, yet they continue to make baseless charges. Numerous ethics violations have been filed and dismissed by the ethics commission. Why do these people continue to try to sully or destroy those that came before, who made the City the place that we choose to live. To paraphrase Senate lawyer Joseph Welch from the McCarthy witch hunt, “Let us not assassinate (these people) further. You have done enough. Have you no sense of decency “.

It would be constructive to examine to watchers or the watched in the referrals to the corruption with in Fairhope.What most fail to understand is most in the current offices have been their too long.Greeno road will expand,it is coming,that said a couple of real affordable dinners and nOT fast food establishments would do well.The influx of population would extend the monetary support of that type of business.However the availability of parking is a primary concern especially with in the downtown arena.As for the current situation with in the council and new mayor there is a hell of a lot more to come just wait.As for the city tax,one must examine the 1897 charter of the single tax corporation to understand the conflict as the city tax violates the original charter.The direct suggestion that newbies and oldie argue is mute,less than 60% vote.But remember it all about the money money money.

Hate to burst your bubble but the socialistic/communistic 'single tax theory' failed over a hundred years ago; we have numerous local, state, and federal taxes to pay now.

Without the local 2 cent sales tax your utility bills would have to be doubled or tripled what they are now just to make up the difference, nothing is free!
